This site sets forth all the reasons why an agent would or should want to become an Advocate.
Come on… Do I really get 100% of the commission ?
Yes.
Are there any quotas to meet before being paid 100% ?
No. There are no quotas whatsoever. 100% commission is paid from Day One.
What do I need ?
Just a few things. A smartphone like a Blackberry or I Phone. A computer/laptop/netbook/Ipad with good printer. An appreciation for learning and growth. A good attitude. A desire to improve. A real interest to learn/earn much more.
What kind of training do you provide ?
The best kind. Best of Breed, in fact. By that we mean the type of training/mentoring that will equip you to provide the utmost form of representation. This is “Advocacy”. Your prospects will find you irresistible and be your biggest fans.
What’s the Catch ?
None. Each Advocate will have the chance to review the Independent Contractor Agreement to see for themselves. Its all there in black and white.
Is the company new ?
Yes. Real Estate Advocates was developed in 2009. But we’re not. The principals have practiced in the field of Real Estate law and have been active Real Estate Brokers for almost 40 years. Most of it on the mean streets of NYC and now in the idyllic setting in Westchester.
Soon, we’ll add Long Island, other boroughs and northern counties.
Is this a big company ?
No. Its a small firm. Starting small affords us a lot of opportunities. As a virtual brokerage, there is minimal cost to run the firm. As a result, this firm passes on our savings to its’ clients and also offers the highest commissions to the members of the firm. Being a small firm allows for Advocates to enjoy complete discretion as to how members conduct their own business. Decisions are made immediately without the involvement of middle management or endless committee approvals. Being small affords Advocates the greatest freedom to do business and earn much higher income.
How is this offer even possible ?
It’s easy. Advocates have their own clients through their own efforts and their own contacts. Advocates‘ commission is all their own. No bossy broker expects any cut of the commission. The expertise and experience of an Advocate brings in the clients and makes the deal. Advocates are entitled to 100% of the commission. Makes sense ?
Wait a minute … How does the firm earn money ?
We thought you’d never ask… Advocates pay monthly dues of $100 as a subscription.
What if I don’t want to pay any monthly dues ?
No problem. There’s another choice.
You choose to keep a whopping 85% of the commission and DON’T PAY ANYTHING !! (the firm keeps a tiny 15%). You get this commission “split” from the beginning of your membership in the firm. DAY ONE. There are no quotas.
Guess what…Advocates are entitled to an unheard-of 90% commission “split” for the next six (6) months after only $6000 is reached in gross revenue to the firm (based on four (4)$500,000 deals).
Wow !!
What if I want to switch from the 85% to the 100% option ?
That’s ok. Once an Advocate is represents a party (or parties) buying or selling $500,000 in real estate, that Advocate has the option to switch. A full year’s subscription if required to be paid in advance of that switch.

When are agents paid?
Immediately. As soon as a check is received, the Advocate is paid.
No two-week wait here.
What does the firm provide to agents?
We provide Error & Omissions insurance, business training, social media marketing tools, legal support and continual learning/mentoring, business cards and professionally-scheduled showing appointments (7 days a week). Plus, all Advocates ger FREE Continuing Education. Yes, that’s right, it’s on us.
Because we believe that the brand of our Advocates themselves should be promoted, and NOT the brand of this firm, business cards and signs highlight the Advocate (with all their contact information). All phone calls on a listing go to the Advocate who brought in the listing. Any clients stemming from that listing belong to that Advocate who is responsible for that listing!
Simple. Fair. The way it should be.
What about a web presence? Do you have web-site ?

This site states all the reasons why a buyer or seller should retain an Advocate to truly represent them in the purchaser or sale of their home. The reasons are very compelling and gives an Advocate a great sales/marketing tool. This site should be sent to all prospects to demonstrate the value an Advocate brings to a transaction and how imperative it is to retain an Advocate to truly represent a client.

Are their any other incentives to agents?
Yes. We have a revenue-sharing plan where Advocates are compensated for every Advocate and every Broker Advocate they bring to the firm.
Advocates continue to receive this compensation even if they leave the firm. (But why would anyone leave ?)
What if I’m not happy with the firm, can I leave ?
Yes. You can leave at any time. If you leave, you take your listings with you AND you still will get paid. That’s in the contract. Just give us 30 days notice. That seems fair, doesn’t it ?
Where is the office located ?
Base office is located at 425 Madison Avenue, New York, NY 10017
The first branch office is 400 Wilmot Road New Rochelle NY 10804
Long Island NY is next.
Does that mean that Advocates are only in NY NY, Long Island and Westchester County ?
Good question… No, Advocates will be everywhere. Joe and Scott are the Principal Brokers of those three territories but if you are an agent or broker in any part of the nation there is Advocacy available to you.

Is there any cost to the members/Advocates ?
Our Members/Advocates have two (2) options:
1) THE PERFORMANCE PROGRAM
Advocates get 85% of the commission with no monthly dues. (no quotas ever)
**Once you reach $6,000 in gross revenue to the firm (four (4) deals at $ 500,000), you get a 90% commission “split” for the next six (6) months. Wow !
OR
2) THE 100% ADVANTAGE PROGRAM
Advocates are entitled to 100% of the sales commission subject to:
$100 monthly dues OR $999 one lump sum for a years’ subscription
